You would be buying an empty, numbered plot of farmland next to IIM Lucknow. LDA promises to turn it into a planned colony with roads, drains, water and power by about 2031. The house is yours to build after that. This page shows where the land is, which part is on sale, how big your plot would be, and what happens year by year.
North-west Lucknow, in the corner between Kisan Path (the outer ring road) and IIM Lucknow, on the north bank of the Gomti. Tap a place to see how far it is.
The outline is traced from LDA's own booklet map and fitted to real roads; LDA hasn't published exact boundaries, so treat the edges as ±500 m. The three coloured blocks are drawn at their registered size (about 124 acres together). Map data © OpenStreetMap contributors.
This is the map from the back of your booklet. Each coloured patch is a khand (खण्ड), a block like a sector. Only three small blocks are on sale in this round; everything else is for later phases.
Each square is about 20 acres. Coloured: the ~124 acres of Brahma and Bhoomi Khand on sale now. The rest is still being bought from farmers.
Pick a size. The drawing is to scale, with a car for comparison, and every size uses the same scale so you can compare. The bill shows the full cost, including the charges the booklet lists separately.
Frontage × depth assumes LDA's usual 1 : 2 layout. Every size here is exactly W × 2W (6 × 12 m, 7.5 × 15 m, …). Your allotment letter will give the real dimensions.
The same piece of land, from today to your house. Amounts follow the plot you picked above: Category B, 112.5 m².
Buy the ₹1,100 booklet and pay the registration deposit at registration.ldalucknow.in. The land is still farmland, and much of it still belongs to farmers.
One draw covers all three blocks; you can't pick a block. People who chose to pay in full are drawn first. If you lose, your deposit comes back, interest-free if it's within 3 months. Nothing changes on the ground yet.
The allotment letter is a download, not a paper letter. Pay a second 5% by its due date, then either the whole balance within 45–90 days (4–6% off) or 36 monthly instalments at 9.7%. Missing 3 instalments can cost you the plot.
Roads, drains, sewer, water and power lines go in. RERA says Brahma and Bhoomi Khand should be done by June 2031. When the work is finished, LDA re-measures and re-prices; the booklet lets it charge you more.
Once everything is paid, you pay the freehold charge, stamp duty and registry fee, sign the sale deed, and get the plot. Expect a marked plot on a paved road, with most plots around it still empty.
Building the house is separate and not included in any number here. Neighbours build at their own pace, so the colony fills in over years.
Every picture in the booklet carries the small words सांकेतिक चित्र: illustrative image, an artist's impression. This round is plots only. The towers, gate, malls and culture centre have no dates and aren't part of what you're paying for.
1,487 hectares across 18 villages, as of April 2026 (the latest total found). Farmers in 10 villages were protesting over compensation in August. If your plot's land turns out to be disputed, you get a refund, not another plot.
The township's southern edge follows the Gomti, which flooded 20 villages in Itaunja, Bakshi Ka Talab and Mal tehsils this September. On this map the phase 1 blocks sit about 1 km from the river. In July the National Green Tribunal ordered a halt to construction on the Gomti floodplain; the order names LDA's riverside road.
Ask LDA whether your block is outside the floodplain before paying the second 5%.
Applying costs little: you lose only the ₹1,100 booklet if you don't win. The real commitment starts after allotment, when backing out costs 20% of your deposit.
